Generally speaking, homeowners are responsible for their own maintenance and repairs in the interior of their unit, including interior drywall and insulation. This includes your attic space. The main exception to this is exterior air conditioning units or satellite dishes that a homeowner has installed, or has had installed for them.
The HOA is responsible for your roof, your exterior vinyl siding, your balcony and deck, and all the common areas in the complex. The HOA may require access to your attic for roof inspections, access to your balcony, and access to your deck for maintenance. HOA board members or hired contractors will not enter your premises without giving you 48hrs notice in writing.
